How much can I borrow?
We lend between £100,000 and £25,000,000. That’s not to say we won’t consider larger amounts in the right circumstances.
How long can I borrow the money for?
We typically lend between 1 month and 48 months depending on product type.
What type of property will you lend against?
We lend against non-regulated owner-occupied or investment properties, and for qualifying development projects.
Where do you lend?
We lend predominantly in London and the South East. However, that’s not to say we won’t consider other areas if the circumstances are right.
What is your maximum LTV?
We can lend up to 80% of the property value on a first charge or 75% on a second charge basis (dependent upon location).
Can I borrow 100%?
In certain circumstances we can lend up to 100% of a property valuation. This is subject to appropriate additional security being available.
What fees are involved?
Every bridging loan is slightly different so there is no standard answer. However, you should generally expect to pay an administration fee, valuation fee and the solicitor’s fee.
Will you do a second charge?
We lend either on a first or second charge basis.
Do you lend to ex-pats/foreign nationals?
Yes, we can lend to ex-pats and foreign nationals.
Do you lend to companies?
Yes, we can lend to limited companies, trusts and even pension funds.
What can I use the money for?
Any legal purpose.
How do I pay?
You can either ‘service’ the loan on a monthly basis, e.g. pay the interest, or alternatively, we can include and retain all the payments so you don’t have to make any payments during the life of the loan.
What happens if I settle early?
You can repay a bridging and refurbishment product at any time without incurring a penalty. Fees apply for early repayment of a 3-Year Term product.
